New office building in Ølensvåg

In mid-January, the starting signal will be given for a brand-new office building in Ølensvåg, Norway. Anders Lunde and Arne Gunnar Habbestad from Omega 365 Property are looking forward to a building with more office spaces and exciting common areas.

“The building will be over 1,800 square meters. Our current headquarters, at 3,000 square meters, is starting to feel cramped as we’ve grown significantly in recent years—and we’re still growing. The new building won’t be fully occupied when completed, but we won’t be far off,” says Anders Lunde.

Construction is set to begin in January 2025, with the goal of having employees from Omega 365 Core and Omega 365 Solutions move into the finished space right after New Year 2025. Of Omega 365’s 2,216 employees globally, about 200 are based in Ølensvåg. The existing headquarters has been expanded several times since the first temporary offices were set up in 1996, making this addition a welcome upgrade.

“The building will use prefabricated concrete elements, with groundwork starting in January. Piles will be driven to secure the foundation, followed by the concrete work. The structure is expected to be weather-tight by summer,” explains Habbestad.

The three-story building will feature around one hundred office spaces. The ground floor will include shared facilities such as meeting rooms with capacity for up to eighty people, a kitchen, and a gym. A rooftop terrace on the fifth floor will offer seating areas and various zones for team members.

The new building will be located on the east side of the Medvind building, by the waterfront.

The project, valued at approximately NOK 65 million (excluding VAT), will be delivered by Haugesund-based Engelsen Bygg AS, a company known for its expertise in commercial construction. Recent projects include the new main fire station at Raglamyr, a commercial facility for Norwegian Offshore Rental in Aksdal Business Park, and a sorting hall for HIM at Årabrot. General Manager Tor Gunnar Isdahl is pleased to collaborate with Omega 365.

“This is an important contract for us in the commercial building segment, which has become a bigger focus as the housing market softens. It is especially meaningful to work with a well-established and forward-looking company like Omega 365.”

The building was designed by Terje Lunde at Omega 365 Areal, with groundwork by Tveit Maskin and prefabricated concrete and steel delivered by Prefab-partner. Lunde is excited to see the project come to life.

“This will be a standout building in Ølensvåg. Terje and the Omega 365 Areal team have done a fantastic job with the design. We chose Engelsen for their solid reputation and experience with similar projects, and we look forward to a successful collaboration,” says Anders Lunde.

Lunde and Habbestad don’t rule out future expansions at the headquarters.

“Even with the added space, many of our companies and administrative teams are continuing to grow and hire. So, we can’t promise this will be our last building project,” they conclude with a smile.
